What is included in a screened lanai installation?
A new screened enclosure built to the footprint we agree on: aluminum framing, screening, and the door and access openings the space needs. Exact framing and screen options are confirmed at the estimate.
Do you repair or rescreen an existing enclosure?
This prototype covers new screened lanai installation only. If you have an existing enclosure, call and we will tell you honestly whether it is something we handle.
Do I need a permit?
Enclosure work is generally permitted through your local building department, and requirements vary by jurisdiction. We will walk through what applies to your address before work is scheduled.
Will my HOA need to approve it?
If your community has an architectural review process, an enclosure usually goes through it. We can provide the details you need for a submission; approval itself is between you and your association.
How long does it take?
It depends on the size of the enclosure, the site and permitting timelines in your area. We give you a realistic schedule rather than a stock answer.
